Upgrades under $100

Plenty of inexpensive upgrades — like these — can pay off when it comes time to sell.  Part of Eva and I’s listing service is providing our sellers with a complimentary home staging consultation; a room by room punchlist on how to stage your home for sale.  The tips below are good general suggestions – and you’ll get more enjoyment out of your now, outside of resale benefits!

1. Add a fresh coat of paint.  Paint is one of the least expensive ways to spruce up.

2. Fix minor plumbing and electrical problems.  Take care of  problems before a potential buyer uncovers them during a home inspection.

3. Add storage. Lack of space can be a deal breaker.  Add wire or laminate systems to closets.

4. Let light in. Ditch dark and heavy drapes for simple coverings. Update or add lighting fixtures to give rooms a bright, more updated look.

5. Give kitchen appliances a facelift. Mismatched appliances make a kitchen look outdated — but many appliances can be updated with new doors.

6. Don’t neglect the bathroom. Simple fixes can make a bathroom look more modern.  Replace shower curtain,  toilet seat, and drab flooring.

7. Update your front door. It’s the first thing potential homebuyers see. A fresh coat of paint and switch out your current lock-handle set.

8. Power up. Rent a power washer  and thoroughly clean your house’s exterior.

9. Curb appeal. When it comes to your yard; neat, tidy and add some color!
